Renovating a landed property is never a small task. It takes planning, the right team, and a clear understanding of what the homeowner actually wants. We have done many projects over the years, but every time we walk into a property and see what it looks like by the time we leave, that satisfaction never gets old.
This post is about one of our recent projects — a full-scale landed property renovation somewhere in Singapore. We are sharing the full story here, including what the place looked like when we first saw it, what work we did, and how it looks now.
If you are thinking about renovating your own landed property, we hope this gives you a realistic picture of what the process looks like and what to expect.
The First Site Visit
When we first visited this property, the homeowner was honest with us. They told us the house had not been properly maintained for several years. You could see that just by looking at it.
The exterior walls had faded badly. The fence and pillars around the entrance were stained and chipped in places. The gate area felt tired and overgrown. Inside, the parquet flooring in the main living area was worn down and warped in some spots — the kind of thing that happens when old wood flooring has been through years of Singapore’s humidity.
The roof needed attention too. There were a few spots where water had been seeping through during heavy rain. The canopy area was structurally okay but looked dated and needed replacing.
In short, the house had good bones. It just needed someone to come in and give it the proper care it deserved. That is exactly what we did.
Planning the Works
Before any tools came out, we sat down with the homeowner and went through everything in detail. This is something we always do because surprises mid-project are not good for anyone — not for the client and not for our team.
We put together a full scope of works covering every area that needed attention. We also talked through the timeline so the homeowner knew roughly when each phase would be done. They had a budget in mind and we worked within it, prioritising the most critical works first.
Once everything was agreed, we got started.
What We Actually Did
Here is a breakdown of the full scope of work we completed on this project.
Painting Works — Interior and Exterior
This was probably the most visible part of the transformation. We repainted the full interior and exterior of the property using good quality paint that is suited for Singapore’s climate.
Before we touched any paint, the surfaces had to be prepared properly. That means sanding down rough areas, filling cracks, applying the right primer, and making sure everything was clean and dry. Skipping this step is what causes paint to peel within a year — we do not cut corners here.
For the exterior, we chose a colour tone that the homeowner picked and we gave our honest input on how it would look in natural light. The result was a clean, fresh exterior that made the house look like it had aged back ten years.
Masonry and Plastering Works
The fence walls and entrance pillars had areas where the plaster had cracked or come loose over time. We hacked out the damaged sections, re-plastered the affected areas, and finished them properly before painting.
This kind of work does not get much attention in before and after photos, but it makes a real difference to how solid and well-maintained a property looks and feels.
Electrical Works
The homeowner had some electrical concerns — a few points that were not functioning properly and wiring in certain areas that was aging. Our team handled the necessary upgrading and repairs, making sure everything was safe, functional, and up to standard.
Electrical work on landed properties can sometimes uncover hidden issues once you open things up. We communicated clearly with the homeowner throughout so there were no unexpected shocks — figuratively speaking.
Canopy Works
The existing canopy was removed and replaced with a new modern structure. The homeowner wanted something that looked cleaner and more contemporary, and the new canopy completely changed the feel of the entrance area.
A well-designed canopy does two things — it gives you practical shelter from the rain and sun, and it adds a real visual anchor to the front of the property. Done right, it makes the whole facade look more intentional and well put together.
Roofing Works
The roof was inspected thoroughly before we started any repair work. We identified the sections where water ingress had been occurring and carried out the necessary repairs and waterproofing treatment.
In Singapore, the rain is not gentle. A roof that has even small weak points will eventually show those weaknesses in a big way. Getting the roof sorted properly means the homeowner can stop worrying about water damage every time a storm comes through.
Flooring Works
The old parquet flooring in the main living area was removed and replaced with new tiles. This was one of the most dramatic changes in the interior. The worn, dark wood flooring gave way to a bright, modern tile surface that completely opened up the space.
The homeowner was hesitant about removing the parquet at first — there is something nostalgic about old wood floors. But once they saw the finished result, they were glad they went ahead with it.
How Long Did It Take?
A project of this scale does not happen overnight. We were on site for several weeks, working through the different phases in a logical sequence so that each trade did not get in the way of another.
We kept the homeowner updated regularly. When there were decisions to make — like the exact tile pattern or the canopy design — we presented options and let them choose. It is their home, not ours.
The Finished Result
Standing outside the property after everything was done, it genuinely looked like a different house. The fresh paint on the exterior, the clean fence walls, the new canopy framing the entrance — it all came together into something the homeowner was proud of.
Inside, the new flooring and freshly painted walls made the living spaces feel larger and brighter. The electrical works gave them peace of mind. The roof repairs meant they would not have to deal with any water issues the next time Singapore had one of its heavy downpours.
This is why we do what we do.
What You Should Know Before Renovating Your Landed Property
If you are planning a similar project, here are a few honest things worth knowing before you start.
Get a proper scope of works done first. A vague quotation leads to surprises. Any reliable contractor should be able to walk through the property with you and give you a clear written breakdown of what is included and what is not.
Do not choose based on price alone. The cheapest quote often means something is being left out or corners are being cut somewhere. Ask what is included and how the work will be done.
Prepare for the unexpected. Older properties sometimes hide problems that only show up once you start work. A good contractor will communicate these to you clearly and give you options rather than just pushing ahead and adding costs later.
Plan around your living situation. If you are still living in the property during renovation, talk to your contractor about how to sequence the works to minimise disruption to your daily routine.
